Berry Springs is an adults-only, 13-room lodge, and the guest rooms were constructed with sound-channel double walls and dropped acoustical ceilings specifically to help reduce sound transfer between rooms.

Is Berry Springs Lodge actually a cabin?
Berry Springs is a small, adults-only mountain lodge with 13 private guest rooms and suites spread across a 33-acre property. Additionally, we have separate cabins near the main lodge.
Think of it as the middle ground between a cabin rental and a boutique hotel: mountain surroundings, privacy, fireplaces, balconies and private hot tubs in select rooms with breakfast, housekeeping, and innkeepers on property.
How private are the rooms?
Each room has its own private bathroom, and rooms include private balconies or patios depending on the room. Select rooms also have private outdoor hot tubs or indoor whirlpools.
The lodge was built with sound-channel double-wall construction and dropped acoustical ceilings to help reduce sound transfer between rooms. And because Berry Springs is adults only, the atmosphere tends to stay quiet.
Do all rooms have private hot tubs?
No, and we want to make that clear before you book.
Our Elite Sunrise Rooms feature private outdoor hot tubs. Elite Vista Suites have private indoor whirlpools. Other room categories emphasize mountain views, fireplaces, balconies, or value.
Do the rooms have fireplaces?
Most of our premium king-room categories and suites include fireplaces. Our room comparison page makes it easy to choose by hot tub, whirlpool, fireplace, view, and room size.
Is breakfast included?
Yes. A full cooked breakfast is included every morning and served from 8:00–9:30 a.m.
And because apparently vacation deserves dessert too, we serve that every evening as well.
What can we do at the lodge?
Quite a lot, or absolutely nothing.
Explore the nature trail, fish in one of two ponds, play pool or ping pong at the pavilion, sit around the fire pit, play croquet or horseshoes, or find a rocking chair with a mountain view.
Doing nothing is also highly encouraged.
How far is Berry Springs from Pigeon Forge and Gatlinburg?
Berry Springs feels secluded, but it isn't isolated. You're close enough to enjoy Dollywood, Pigeon Forge, Gatlinburg, Sevierville, and Great Smoky Mountains National Park, then return to a property that feels removed from the crowds.
Is Berry Springs adults only?
Yes. Berry Springs Lodge is designed as an adult-only retreat, which is one of the reasons the property works particularly well for anniversaries, honeymoons, birthdays, and weekends away together.
Is Berry Springs better than renting a cabin?
It depends on what you want.
Choose Berry Springs if you're traveling as a couple and want the quiet, mountain views and romantic atmosphere of a cabin, but would rather wake up to breakfast than a grocery list.
Plus, you can book the entire lodge as well for a significant discount and get a cabin experience without all of the extra work.
